FREDERICKSBURG, TX—Carbon Shepherd Development, a joint venture between two commercial real estate veterans, announced it has begun construction on a unique senior living community in Fredericksburg, TX. The development is part of a new, branded senior living venture called Woodland Cottages.
Located at 161 Friendship Ln., Woodland Cottages of Fredericksburg will include 62 upscale rental cottages (units) set on nine acres. The one-story units will range from 900 square foot to 1,400 square feet, and include one-bedroom and two-bedroom units. Each cottage home includes senior-friendly amenities such as roll-in showers and open-concept floorplans, and select cottages will include garages, patios and fenced-in yards. The community will be gated, and amenities include a pool, fitness center, community center, on-site staff and a social calendar full of events. The cottages, which are designed to blend into their Texas hill country surroundings, are for residents ages 55 and up.
Carbon Companies has launched this initiative in partnership with Shepherd Development LLC, combining Carbon’s multifamily development experience with Shepherd’s expertise in the senior housing market. Carbon Shepherd has identified a strong demand for high-end housing options for seniors in key markets across Texas.
“After extensive market studies, we chose Fredericksburg as the location for our first Woodland Cottages, because a growing number of retirees are relocating to this area,” said Mark Matise, partner at Carbon Shepherd Development. “Our residents are more independent than your typical senior, and are able to enjoy an active hill country lifestyle.”
The Woodland Cottages of Fredericksburg were designed by GSR Andrade Architects and construction will be handled in-house by Carbon Construction. As the development has already broken ground, the first units are expected to deliver in the fourth quarter of this year.
